A guide to help lay out your financial goals.

Hi folks. We are quickly closing in on 2010. With that in mind I am writing this post to give you a very simple way to achieve your financials goals for next year. First I want you to punch your numbers into this chart. We are looking for how much GFI (Gross Commission Income) you need to meet your financial obligations based on the lifestyle you want to live.

The amount of GCI (Gross Commission Income) needed is… Continue

About Bryant Tutas

Hi there. Welcome to the TTRealty Network. I started this site back in late 2008 as a place for the agents that worked to for me to get tools and training to help them be successful at real estate. Then one day I woke up and and decided to make the site available to agents through out the country.

Tools to help run your "virtual" office.

REALTORS(R) at Tutas Towne Realty all work from their homes. In order to be able to do this you must have the right tools. Requirements are:

1. Computer with printer/scanner

2. Smart phone

3. Fax machine or preferably an eFax (I recommend myfax.com)

With out these bare minimum tools you will struggle working for a virtual Real Estate office.

This is how I personally handle my business:… Continue

Working with FHA, VA and USDA buyers.

FHA Buyers, at least in my market, are normally placing the minimum amount down, 3.5%, and asking the Seller to pay 6% towards their closing costs. In a market where 87% of the sales are distressed properties, FHA Buyers, in the eyes of the Seller, are second class citizens.

It's not only difficult for FHA Buyers to find a property and get an offer accepted but....they pay more. That's right, the folks who can…

Will you have the knowledge to succeed in 2010?

Hi there. This article is about continued education. It’s my opinion, that in order to succeed at real estate you MUST be a student of real estate. Real estate has to be in your head and in your bones. ALWAYS.

It has to be more than just a job. It must be a passion. The days of just throwing buyers in the car and selling them a house are over. This is not a temporary change in the market. It’s the new way of doing business.

Buyers and Sellers alike are… Continue

Flexibility is a much needed attribute for success

A while back I called one of my fellow ActiveRainers. I did this because I had received an email and could tell this person was struggling a little in their business and needed some words of encouragement. So I called.

Anyway, it seems discouragement was setting in because she was going on listing appointments but was losing them on pricing. Then they would list with another REALTOR® and after several months, and a few price reductions, the property would sell at close to the list… Continue

Surviving in real estate requires "growing a pair".

Are you working on getting business today? I am. In fact it's what I do every day. My job is generating business. For any one wanting to work in real estate, as a career, generating business is the number one skill you must learn.

First and foremost it requires work. Not hard work but consistent and persistent work. This means making a plan and sticking to it. Not for a month or for six months but for EVER.

But where do you begin? What activities should you work… Continue

Working as a Transaction Broker

At Tutas Towne Realty we work as Transaction Brokers. This article is to make sure you understand what that means.

In Florida all licensees are presumed to be "Transaction Brokers" unless disclosed differently. We do not have to have any additional forms or disclosures that need to be signed by the public. Personally, I think this was a great change in how we as licensees are able to "represent" our customers. There I said it "represent our customers." Yes, folks "Transaction… Continue

Soliciting expired listings

Today I want to talk a little bit about soliciting expired listings.I LOVE expired and withdrawn listings. They are by far, my number one source of business, even though blogging is slowly catching up.

I have been soliciting expired listings, every day, for 13 years. It's one of the things I never stop doing and it's also something I have to do first thing every day or my whole day is thrown off track. I've made it a habit.

It's my opinion, as a listing Broker, that there… Continue

Paying for leads.

Do you understand how lead generation works?

Leads ALWAYS cost us something. Leads cost:

1. Money

2. Time

3. Effort

4. Or any combination of the above

Most successful REALTORS®, or anyone in business for that matter, uses a combination of the three.

If you are spending your time and effort on blogging, social networking, building relationships or whatever you do that doesn’t cost you money you still have a cost related to that time and… Continue

Getting the much needed Google juice.

Ok, just a little "quickie" today. One of the advantages to participating in ActiveRain is the excellent web exposure that it gives us. Since joining AR, back in 2006, my web presence has sky rocketed off the charts. That's a very good thing. The consumer has been finding me on GOOGLE searches and I have been fortunate to get…

Working on your Internet Presence.

According to recent studies between 75% and 85% of buyers begin their property search on the Internet. Those are incredible numbers! So the question is……will they find you? If your answer is no then you have a lot of work to do.

The good news is that you can build a great internet presence in a relatively short period of time. If you work at it everyday it will… Continue

Focus on generating business

Generating business. Do you do it? Or are you relying on your Broker or your team leader to provide you with business?

If you are not generating your own business then you are working a job. A job than can be snatched from you at any time. Personally this is not a position I would want to be in.

It’s also a position that will limit you in your career. You are depending on others to provide your income.

To a Broker you bring less value to the table than an… Continue

Buyer Broker Agreements

I read a post recently that was bashing Buyers. The author/agent had shown them houses for several days only to have the Buyer end up purchasing a home through another agent. As alway there were many agents in the comment section calling the buyer names. I have never agreed with the "Buyers are Liars" mentality so want to share my thoughts on this.

First I want to say, if something is not going the way you want it to, look at yourself. Try to find out what it is that you are… Continue

Negotiating tips

Let's talk a little bit about negotiating. Negotiating is one of the things I enjoy most about my job. I would be perfectly happy to never do anything but sit at my desk and negotiate deals over the phone.

Negotiating is an acquired skill that anyone can learn. It's one of those things that the more you do it the better you get. I also think everyone has their own way of doing it so I'm just going to try to explain what works for me and then you can tweak it or add to your current… Continue
