How Do I Learn My Market?

Hi folks. I did an interview and one of the listeners posed a question that has been on my mind ever since. The question was "How do you learn your market?". It caught me a little off gaurd. Not that I don't know the answer but that someone in our business had to ask the question.Knowing our market is what our job is all about.Knowing our market is why buyers and sellers need us.Knowing our market is what gives us confidence in our business.Knowing our market is how we know where and who to…See More

Don't Let The Limits Of Your Mind Limit Your Market Area.

Hi folks. Recently I read an article questioning whether an agent taking a listing 70 miles away is doing a disservice to the Seller. Most of the commenters agree they are. I don’t.My opinion is that it has nothing to do with the distance and everything to do with the agent. I'm closing on a property today that I listed that is about 150 miles from where I work. I've never seen the property, never met the seller or the buyer. And I'm the only agent. All parties are extremely happy. In fact, I…See More

Listing Expired Listings The Easy Way!

Hi there,So… you want to take some listings? In my opinion, there is no better way to get properties to sell than by soliciting expired listings. These listings expired mainly because of pricing. It was too high. These Sellers have already decided to sell and they have already decided to use an agent. It can’t get any better than that. Now all you have to do is get them to contact you. There are many different programs out there on how to work expired listings. Some suggest knocking on their door.…See More

Real Estate Commissions 101

Hi folks. I read a recent featured post that was about a buyer’s agent asking the listing agent to increase the co-broke prior to showing the property to the buyer. There were over 200 comments and with the exception of a very small handful the comments ranged from being appalled, to calling the buyer’s agent names, to how unethical it was, to even being illegal! It saddens me to see so many agents that have no clue how commissions work and what is and is not an ethics violation. I blame their…See More

Overcoming Adversity Builds Strength And Character

Hi Folks, I read an article from a Realtor(R) about the struggles she is having and how she has reached a crossroads and has to decide whether or not to stay in the business (I'd link to it but it's a private post). Her article got me thinking about my own situation a few years back. The market in my area crashed in mid 2006. My income dropped over 80% in 2008. In the middle of it all my wife had major medical…See More

10 Easy Things To Do To Keep The Listing Until It Sells

Hi folks. Today I want to talk a little bit about keeping the listing. Lack of good communication skills and/or systems is the number 1 reason why Sellers complain about their agents. In fact, just about every time I go meet with a Seller who has just had their listing expire "lack of communication" is what they complain about.

  • "They listed my property and I never heard from them…

Why Leave Your Selling Commission Up To The Listing Agent?

The co-broke is an offer of compensation. It should be used to SUPPLEMENT the arrangement you should have already made with your buyer. Your fee, compensation, commission is your responsibility....NOT the listing agents.,

If agents choose to work for the co-broke only then they will always be at the mercy of the Listing Broker.…
