Why Is The Seller Ignoring My Buyer's Offer?

Hi folks. I bet you've asked this question before. "Why is the Seller ignoring my Buyer's offer?" You just spent a week showing properties to your Buyer. You wrote what you thought was a good offer, submitted it and then........nothing!

So you do what any good agent would do.....you run to Active Rain and write a rant about the SOB Listing agent!

While this is happening the listing Broker is speaking to his customer/client, the Seller. They are discussing the FIVE offers that were received and deciding what to do with them. Should they disclose multiple offers and ask for "Highest and Best"? Should they just accept the highest and best offer now? Should they counter one and ignore the rest for the time being? Should they counter all of the offers? Should they just procrastinate with responding and see how many more offers are received over the next day or two?

Maybe your Buyer's offer is being ignored because YOU didn't do your job.

  • Did the offer you submitted have an expiration date?
  • Did you follow the instructions in the MLS? You know the one that states if the offer doesn't have at least a $2,000 deposit it will be rejected.
  • Did you send over a complete offer?
So maybe, just maybe, the listing agent isn't a SOB. Maybe it's you. Hmmm?
